Kodiak Gas Services is taking another floor in The Woodlands Towers after a major acquisition

The Woodlands-based Kodiak Gas Services Inc. (NYSE: KGS) has expanded its office space by 50% in The Woodlands Towers as a result of its $854 million acquisition of CSI Compressco LP in April.

Kodiak moved into The Woodlands Towers in February, taking up floors 19 and 20 of the tower at 9950 Woodloch Forest Drive. In the first half of 2025, the company will expand into the 26,530-square-foot floor 18. This will give Kodiak roughly 80,000 square feet of space in the building.

Partners Real Estate arranged the sublease for Kodiak from New York Digital Investment Group LLC.

Kodiak is a major operator of natural gas contract compression infrastructure with fleets focused in the Permian and Eagle Ford basins. At the time of its initial public offering in June 2023, Kodiak was looking toward oil-driven basins to supply
natural gas to the growing liquefied natural gas industry.


After Kodiak acquired CSI Compressco, another compression service company, Kodiak’s headcount grew 33% from about 800 people to about 1,250 people, CEO Mickey McKee told the Houston Business Journal. While most of the employees are
located near Kodiak’s operations, about 70% of which are in the Permian Basin, the company has about 175 based in the Houston area.

Kodiak also now owns the lease for CSI Compressco’s space at 1735 Hughes Landing Blvd., less than 2 miles away, but the company eventually plans to consolidate its employees into one location.

Howard Hughes Holdings Inc. (NYSE: HHH) acquired The Woodlands Towers at the Waterway from Houston-based Occidental Petroleum Corp. (NYSE: OXY) in 2019 in a $565 million deal, which included other properties. The Woodlands
Towers consist of two buildings, one that is 595,000 square feet, where Kodiak is headquartered, and one that is 808,000 square feet at 1201 Lake Robbins Drive. Occidental still occupies 100% of the larger building.

Growth through LNG

McKee said potentially 30 billion cubic feet per day of additional natural gas capacity could be required by the end of the decade to fulfill demand for LNG and data center developments. He expects Kodiak and compression services to play a
key role in the industry.

“As the largest public player in the country in gas compression, our service enables natural gas to get to the Gulf Coast for LNG facilities,” McKee said.

Plus, while many Houston-based companies are exploring renewable ways to power data centers, natural gas and LNG could be key to supplying power to data centers globally.

“The power demand that’s coming online from AI and data centers is pulling on natural gas and creating a tremendous amount of growth for us,” McKee said. “We believe that it’s a multidecade runway of opportunity for natural gas compression
services, and we’re really excited about it.”
